Had a test today that had a leaky loft hatch. It was a relatively good make of loft hatch with 90 minute burn rating for fire, but it wasn't air tight, go figure on that one. Chris, the guy walking around with me on the site suggested that he could make it better using a trick he learned fixing up council houses. He was going to add a draught excluder around the rebate and make it fit perfectly. I never know you could do this this particular way ... he said he would put the excluder on one side, then cover it in grease or vaseline, then apply a bead of silicone to the opposite side and seal them together. Once the silicone had set, he would open the door, remove the lubricant and it would be an air tight seal.
I am not sure yet if it will work, but the principal is sound. I don't know what it will do to the fire rating having silicone and a draught excluder added to the loft hatch, but that is not my expertise.
