Air Tightness Testing Top Tip of the Day 1

Air Tightness Testing is designed to find unintentional leaks in your home.

In a new build, before the skirting boards are installed, you will typically have a gap that has been left at the bottom by the plasterers. This is a very good pathway for air coming from outside the envelope into the living space of the home. It is then registered as a leak by the testing equipment.

To fix this for a floor having tiles or hardwood floors, fill the gap with expanding foam and apply the skirting boards. For a floor that will have carpets, you can foam or you can apply a flexible decorators caulk or silicone to the top and bottom of the skirting boards and this helps to tie it all together and block the leaks.

This is typically able to take a house from a fail to a pass if it is marginally over the limit for the Design Air Permeability. As well though, existing homes can use this as well.

With all of this cold weather, many of my customers have reported back to me that they have done this to their own homes and seen a drastic improvement! One even said he thought his radiators were broken because his kitchen with hardwood floors never heated up in the winter. After he put clear silicone on the skirting boards, he has had to turn the radiators down because it got too hot.
